Living a Little Above Marbella. Is It Really a Compromise

Living a Little Above Marbella. Is It Really a Compromise

Living a little above Marbella doesn't necessarily mean compromising on convenience. Las Lomas de los Monteros offers an interesting balance of easy access to the coast, sea views and a quieter setting. Sometimes a short drive up the hill can offer more advantages than you might expect.

Las Lomas de los Monteros, an option worth considering

When buyers look at properties in the hills above Marbella, one of the first questions is often about the distance to the coast.

It's understandable. Being close to the beaches, shops, restaurants and everyday amenities is important to many buyers. And when you see a property advertised in an elevated position, it's easy to imagine that you're going to be spending a lot of time driving up and down the hill.

But is that necessarily the case?

Sometimes the journey is shorter than you think

I was talking to one of our colleagues recently after he'd been to look at an apartment in Las Lomas de los Monteros, above the Los Monteros area of Marbella. One of the things that surprised him was how quickly he'd been able to get back down to the coast road. He told me it had taken him less than five minutes. And on the way down, he popped into Aldi to do a bit of shopping before heading home.

It's a small detail, but I think it's quite an important one. We tend to judge convenience by distance, but distance doesn't always tell the whole story. I can think of plenty of places much closer to the centre of Marbella where a trip to the supermarket can take longer, simply because of traffic lights, junctions, roundabouts, speed bumps and general traffic. Sometimes a straightforward drive down a hill can be considerably easier than travelling a shorter distance through a busy urban area.

Of course, journey times will vary depending on traffic and other conditions, but the point is that being a little further away doesn't automatically mean being less convenient.

What do you gain by being a little higher up?

In the case of Las Lomas de los Monteros, quite a lot. The elevated position gives many of the homes views towards the Mediterranean, something that's becoming increasingly difficult to find in more built-up areas close to the coast.

There's also the feeling of being away from the busiest parts of Marbella, without actually being particularly remote. You can enjoy the peace and quiet of a hillside location, landscaped gardens and a swimming pool, while still having the beaches of Los Monteros, supermarkets and the amenities of East Marbella within easy reach by car.

For some buyers, that might be a much better balance than living closer to the beach but surrounded by traffic and activity.

A three-bedroom apartment that illustrates the point

We currently have a particularly spacious three-bedroom apartment for sale in Las Lomas de los Monteros, and it's a good example of what this location can offer.

The apartment has 175 m² built and a 23 m² west-facing terrace with views towards the Mediterranean. Inside, there's a large living room with separate sitting and dining areas, a fitted kitchen, three bedrooms, two bathrooms and an additional guest WC. All three bedrooms have access to the terrace, and the main bedroom has its own en-suite bathroom.

The apartment is set within a gated community with landscaped gardens and swimming pools. An underground garage parking space and a storeroom are included.

At an asking price of €495,000, I think it represents an interesting option for buyers looking for a spacious home with sea views in the Marbella area.

Perhaps it's worth looking beyond the distance

When choosing a home, we all have different priorities. For some, being able to walk to the beach or the shops is essential, and an elevated location simply won't be right for them. But for others, a short drive might be a perfectly reasonable trade-off for more space, better views and a quieter environment.

And sometimes, as our colleague discovered, that drive might be rather less of a compromise than you'd imagined.

It's worth keeping an open mind when looking at properties. The location that seems less convenient on a map might actually work very well in everyday life.
