Sometimes it is the layout of a house that makes you stop and look again. This contemporary villa in El Rosario, to the east of Marbella, has open views towards the Mediterranean coast and mountains, generous terraces and a pool. But the detail that particularly caught our attention is that all four bedrooms are together on the same floor. That might sound like a fairly ordinary thing to notice. For a family looking for a modern home, however, it can make quite a difference.
There is a tendency in contemporary villa design to give the main bedroom a floor of its own. The thinking is quite understandable. It provides privacy and separates the main suite from the rest of the accommodation. For some buyers, that is exactly what they want.
But if you have young children, you may not want them sleeping on another floor, sometimes two floors away. Even with older children and teenagers, having everyone’s bedroom on the same level may simply feel like a more sensible arrangement.
Here, all four bedrooms are on the lower floor, each with fitted wardrobes and an en-suite bathroom. The main suite still has its own bespoke-designed dressing area and luxury bathroom. Having the bedrooms together does not mean giving up those comforts.

For us, this is where the house makes sense as a family home. There is open-plan space for being together and entertaining, an additional room for a different activity, and a bedroom layout that keeps the family on one level at night.
The villa is fully furnished and key-ready, with a garden, pool and a garage for at least two cars. Shops, restaurants and the sandy beaches of Las Chapas Playa are easily accessible, with Marbella Old Town a short drive away.

Every family has its own way of living, and no layout will suit everyone. But if you like contemporary architecture and want all the bedrooms on the same floor, this El Rosario villa is worth a closer look.
