Choosing between a finished home, a renovation project or building from scratch isn't just about the property. It is also about how much work, uncertainty and decision-making you are prepared to take on.
How far are you prepared to go?
There are buyers who become excited by a property that needs work. There are others who walk through the same front door, see the work involved and immediately want to leave.
Neither of them is wrong.
Choosing between a finished home, a renovation project or buying a plot to build your own property has as much to do with your personality as it does with the property itself.
At one end of the scale is the completely finished home. You will normally pay for the fact that somebody else has done the work. If it has been well renovated, furnished and prepared, that will usually be reflected in the price. But you're also buying certainty.
You can walk around the property. You can see the kitchen, sit in the living room, judge the bedroom sizes and look at the view. In some cases, you can buy it fully furnished, turn the key and start using it. Of course, it is somebody else's interpretation of what your finished home should look like. You may not have chosen that kitchen or those bathrooms yourself. But for a buyer who doesn't want the uncertainty and disruption of renovation, that may be a perfectly reasonable price to pay.
Renovation sits somewhere in the middle. It gives you the opportunity to change a property to suit you without starting completely from scratch. For the right person, that can be enormously satisfying. But be realistic about yourself. There is a big difference between changing a kitchen and taking on a major renovation involving builders, budgets, licences, delays and dozens of decisions.
Then there is buying a plot and building your own home. That potentially gives you the greatest control of all. With a good architect and project manager, you can create something specifically around the way you want to live. But it requires vision.
Over the years we have seen people build wonderful homes. We have also seen people build houses that were much larger than they really needed while somehow failing to provide enough space for particular parts of family life.
Reading an architectural plan is a skill. Not everybody can look at a two-dimensional drawing and genuinely understand how the finished rooms will feel.
Modern CGI and AI visualisations can help, but they can also create false confidence. An image can show furniture fitting beautifully into a room when the dimensions of that furniture would make it impossible in reality.
Ultimately, this isn't a competition between finished homes, renovation projects and building plots. It is about knowing yourself.
How much uncertainty are you comfortable with? How many decisions do you want to make? Do you enjoy the process of creating something, or would you rather pay somebody else for having already gone through it?
You may pay a premium for certainty, but the important thing is knowing what matters most to you.
