What does Offer Made / Under Offer mean on Costa del Sol Properties

A short explanation as to what happens between a Costa del Sol property being for sale and finally being sold.

What happens when an offer is made on a property in Spain?

 

There is normally a period between a buyer making an offer on a property and the sale finally being completed. We are sometimes asked what happens during that time and what we mean when a property on our website is shown as Offer Made or Under Offer.

When an offer has been agreed between buyer and seller, it is normal for the buyer to pay a small reservation deposit while the initial legal work is carried out. At this stage, we show the property as Offer Made and take it off the market.

Once the private purchase contract has been signed, we change the status to Under Offer. Our Costa del Sol Property Currently Under Offer page shows properties that are presently going through these stages, rather than continuing to advertise them as though they were still available.

Once the sale is confirmed, we remove the property from our database rather than leaving it online until the transaction is finally completed. We have always felt that there is no reason for a property that is no longer available to remain online as part of our marketing.

People occasionally ask us how many properties we sell. It isn't something we normally talk about, but over the last 25 years we have invoiced, on average, between two and three property sales a month. That experience has given us a pretty good understanding of the Costa del Sol property market, including the sometimes less visible part of the process between agreeing a sale and finally completing it.
