A centrally located Fuengirola penthouse that shows why choosing the facilities you genuinely need can reduce both the purchase price and ongoing costs.

When we read the details of this two-bedroom penthouse located in the heart of Fuengirola, we immediately saw many of the things that our buyers regularly ask for. It has a good-sized southwest-facing terrace with afternoon and evening sunshine. The living and dining areas are spacious, and the kitchen is well fitted. There are two bedrooms, two bathrooms and lift access.
Most importantly, the location is the property’s best feature. The property is a short walk from the beach and close to the church square, while Fuengirola’s shops, restaurants and everyday amenities are all within walking distance. The railway station is also nearby and offers regular trains to Málaga and the airport.
For a holiday home, this level of convenience can make a huge difference. You can arrive at Málaga Airport, take the train into Fuengirola and walk to the property, all without hiring a car every time you visit. For anyone living there permanently, owning a car may be unnecessary altogether.
What isn’t included?
The penthouse does not have underground parking, communal gardens or a swimming pool.
If you need a parking space, contract parking is available in and around Fuengirola. It may not be as convenient as having your own underground space, but it is a workable alternative. The absence of facilities such as a pool may not matter to some buyers, while for others it may be a deal breaker.
To buy a penthouse in this location offering a pool and parking would be considerably more expensive. The community fees would also be higher because those facilities must be maintained, whether or not you actually use them. By comparison, the community fees for this penthouse are just €94 a month.
Obviously, if you’re going to use the swimming pool, gardens and parking space, then they’re going to be worth paying for. I’ve not used the swimming pool where I live for more than 10 years, but I’m still paying towards it. That is my choice, but it’s a useful reminder that every additional facility has an ongoing cost.
The right home for the right buyer
This Fuengirola penthouse offers a great balance for the right buyer, and its value lies in the central location, terrace with afternoon and evening sunshine, comfortable accommodation and, most importantly, the ability to walk almost everywhere.
We are always saying there’s no right or wrong property for everybody and that every buyer has a different list of priorities.
Some people want peace, extensive gardens and complete privacy. Others want to walk from their front door to the beach, shops, a café or even the railway station. Some would never consider a home without a swimming pool. Others would happily cross it off the list in return for a lower purchase price and reduced monthly costs.
The important thing is to decide what matters to you before becoming distracted by facilities that look attractive on paper but may not add to your enjoyment of the home. This penthouse will not be right for everybody, but it will be the perfect option for somebody, and we can completely appreciate why.
