September can be a good time to sell a Costa del Sol property, but the more important question is whether you are ready to sell. We look at why waiting for the "perfect" time may not always make sense.
I want to sell, but should I wait or should I go ahead now?
Traditionally, September is a good time for activity in the Costa del Sol property market. The main summer holiday period is coming to an end. Temperatures usually become a little more comfortable as the month progresses, and viewing property becomes a rather more pleasant experience for buyers and estate agents alike.
There is still plenty of time left in the year, and buyers starting their search in September or October can still find a property and make a decision before the end of the year. Those who don't find the right property immediately can simply continue their search into the new year.
With this in mind, the more logical question becomes:
If you've decided to sell, why would you want to wait?
There is rarely any advantage in trying to guess the perfect week or month to put a Costa del Sol property on the market for sale. The people house hunting in September may be completely different from those looking in October, December or even January. New buyers are continually coming into the market.
Giving yourself more time can actually take some of the pressure out of selling. If you start in September rather than waiting until January, you have several additional months to test the market and see how buyers are going to respond to your asking price. This may well give you the confidence to start at the more optimistic end of a realistic price range, rather than feeling under pressure to price the property for a quicker sale.
You can, of course, continue using your home while it is still for sale. If you normally let it out for short-term holiday rentals, September can be particularly practical because the busiest part of the rental season is coming to an end. This matters more than it might seem. One of the difficulties with selling a property that is being rented out is simply gaining access for viewings. Buyers may only be on the Costa del Sol for a few days, and if the property is occupied throughout their visit, they may never get the opportunity to see it and potentially buy it.
Putting a property on the market as the main rental season finishes can make arranging viewings considerably easier.
As with most questions about selling property, there is never going to be one right answer for everybody, but if you have already decided that you want to sell, there is certainly no particular reason to delay. Generally, the best time to start selling is when you're ready.
