If your Costa del Sol property is not selling despite all the talk of a booming market, there are often practical reasons behind it. This article looks at pricing, presentation, buyer confidence, overstated marketing, and why a calm review of the current strategy can sometimes make a significant difference.
If you're trying to sell your property, one of the most frustrating things has to be when you keep hearing about the booming market and the level of activity whilst your home is still sitting there unsold and without a great deal of interest.
The headlines talk about rising prices, strong demand, and record sales. International buyers are apparently flooding into Marbella and the Costa del Sol. Yet, at the same time, your property may have been on the market for months and generated very little interest.
This sort of situation naturally leads you to think, "Why am I, or why is my property, different from all the rest?"
Firstly, you are not alone in this situation, and in many cases the answer is not as dramatic as you might fear. Over the years, we've seen plenty of really nice properties struggling to sell, and often the explanation is more practical than emotional. It could be that the asking price is simply out of line with the current competition. Sometimes the presentation is not helping, and occasionally the marketing may actually be attracting the wrong type of buyer altogether.
Over recent years, I think it's fair to say that buyers have become much more selective and much better informed. They now have access to large numbers of properties online, can compare prices, can compare what is being offered, and are actually experts in their own right at spotting overstated marketing.
For example, we increasingly see villas described as eight-bedroom homes when in reality they mainly have five real bedrooms together with a few basement rooms that have been counted as additional bedrooms. Often we see guest toilets included in the bathroom count. Sometimes properties are quoted as being fully renovated when only parts have been updated. Often, walking distance descriptions are put in place that can stretch credibility too far.
This creates a problem that is not simply about accuracy, but also about buyer confidence.
In the days of AI, it is fair to say that once buyers begin feeling that the marketing is overstated, they often start questioning the rest of the presentation as well. In today's market, credibility matters more than ever, and the old saying that the camera never lies has effectively become historic.
Good marketing is not about exaggerating a property beyond what it really is. It's about presenting it honestly, professionally, and in a way that connects it with the right buyers. There is no point selling a viewing to somebody who neither likes nor wants what they come to see.
Another issue we see regularly is overexposure. Properties appearing through multiple agencies, with different photographs, different descriptions, and sometimes even different asking prices, can begin to create confusion rather than confidence.
The Costa del Sol market includes many different areas and many different types of properties with different price ranges, locations, and styles. These can all be performing differently in the same overall market conditions. This is why, when you hear that the market is booming, it does not automatically mean that it is booming for every type of property in every part of that marketplace.

The positive side of all this is that a lack of progress with your own sale does not necessarily mean there is something fundamentally wrong with your property. Quite often it simply means that the current strategy needs to be reviewed and refreshed in order to make your property more relevant in the current climate.
Sometimes small adjustments can make a significant difference. A different approach. A slight variation in the asking price. Sometimes the presentation, photography, or overall tone simply needs to connect more naturally with the buyers who are currently active in the market.
In summary, we would say that standing back and reviewing the situation objectively is much more helpful than simply continuing with the same approach and hoping that things will improve over time.
