What buyers are really looking for in Marbella property

A recent conversation with buyers looking in Nueva Andalucía highlighted how different generations often want very different things from the same Costa del Sol home, and why finding the right property is often about balancing priorities rather than chasing perfection.


 

Private pool or community pool? What Marbella buyers are really looking for, and why the perfect Marbella property often comes down to compromise.

One of the interesting things about looking for the right property on the Costa del Sol is that buyers are often not just choosing a house, they are choosing how they want to live.

We were talking recently to a couple who wanted to find a villa in Nueva Andalucía close to Puerto Banús and Marbella's Golf Valley. They are relatively young grandparents who spend a great deal of time looking after their grandchildren, including during holidays in Spain.

Whilst talking through how they were going to use their property, one of the main discussions they were having seemed to be about swimming pools.

The grandchildren loved the idea of a community pool where they could meet other children and have people to play with during the holidays. The grandparents, understandably, preferred the idea of privacy, peace and somewhere quieter to relax without feeling permanently on display to neighbours.

At first glance, those two requirements seem worlds apart, but occasionally there is a property that appears to solve the problem and manages to balance both elements.

The villa we were talking about is part of a small, gated community with landscaped gardens and a large shared swimming pool, whilst also having its own private rooftop solarium with a private swimming pool. In reality, this home had the two very different environments that these buyers were looking for:

• One more sociable and family-oriented
• The other quieter and more private

The conversation was a reminder that searching for a home is rarely just about bedrooms, bathrooms and square metres. Different generations tend to use the same property in very different ways. Children may want activity and opportunities to make friends. Parents may want security and convenience. Grandparents may value peace, privacy and practicality. And of course, teenagers will probably care more about being able to walk to restaurants, beaches and sports facilities than the size of the garden. It's fair to say that everyone will probably be attracted by the idea of a home cinema.

Part of helping people to find the right property is actually understanding how they expect to use it. The reality is that, unless you are building from scratch, you can only buy what already exists in the market. Very few homes will satisfy every possible requirement perfectly. The important thing is often understanding which compromises genuinely matter and which ones perhaps matter less than the buyers first imagined.

This is where experience and local knowledge can make a real difference. Sometimes the best property is not the one with the longest feature list. It is the one that quietly fits the way the family really lives.
