Walk or Ride to the Beach on the Costa del Sol?

Electric bikes and other forms of local transport may gradually be changing the way people think about property and lifestyle on the Costa del Sol. Areas once considered slightly too far from the beach or town centre can now feel much more practical for day-to-day living, without relying on the car for every short journey. This article looks at how changing transport habits, promenades, and local accessibility may influence the way buyers think about convenience, mobility, and Costa del Sol living in the future.

For years, the most common requests we get from buyers who are looking for property on the Costa del Sol include:
• within walking distance to the beach
• within walking distance to restaurants
• within walking distance to amenities

The ease of access to the things that make the Costa del Sol the Costa del Sol is one of the big factors that comes into buyers’ minds when they are looking for their ideal property and picturing how they are going to live in it.

Thanks to the arrival of the electric bike and other personal forms of transport, locations that once felt slightly too far from the beach or town centre may now start to feel more practical than they did 10 or 15 years ago. A property that was once a little bit too far removed, or a little bit too far up the hill, maybe up to two or three kilometres from the beachfront, can suddenly become very easy to enjoy without relying on the car for every short journey.

This, of course, does not mean that people will stop driving and using the car for their day-to-day enjoyment. They will still want to travel longer distances, visit inland areas, use airports, visit different towns and areas, and make journeys where a car remains the most sensible option. But for shorter local trips, we may start to see the balance changing.

It is fair to say that for many people living on the Costa del Sol, driving is no longer as enjoyable as it once was. There are more cars on the road, parking has become more difficult, the vehicles are larger, and the traffic can feel more stressful and aggressive than it did years ago. Increasingly, buyers are beginning to think not only about the property itself but also about how easy and enjoyable day-to-day life will be once they are living or staying there.

Electric bikes are therefore potentially opening up a middle ground between within walking distance and being car-dependent. For example, some residential areas above Marbella, Estepona, Fuengirola, or Benalmádena may technically be walkable to the beach, but in reality the return journey uphill after a long day in the sun may not be something that people want to do regularly. With an electric bike, however, that same journey may suddenly become practical and easy.

A two- or three-kilometre trip to the beach, supermarket, or town centre can often take only a few minutes by bike, without the stress of finding parking or using the car for very short journeys.

Many modern developments on the Costa del Sol are already well suited to this way of living. Apartments frequently have storage rooms large enough for bikes and also have secure underground garages. Most electric bike batteries can be removed for easy charging.

Families are also beginning to use bikes differently. It is increasingly common to see child trailers attached behind bikes on the Paseo Marítimo, along with carriers for shopping, beach equipment, and luggage. There are even now dog trailers and cargo attachments which make local journeys easier and more practical for day-to-day living and shopping.

As you travel along much of the Costa del Sol, particularly around Estepona, Marbella, and La Cala de Mijas, you will see that the Paseo Marítimo has become much more than simply a promenade for walking. For large parts of the year, it functions as a practical route connecting beaches, cafés, restaurants, supermarkets, and gyms together with the residential areas.

It is fair to comment that there are restrictions in some of the busier areas during the peak summer weekends, and official speed limits also apply, although for most of the year the Coastal Path remains a very usable route for everyday cycling and local transport.

We believe that this is something buyers may begin to think a little bit more about over the coming years, and instead of asking whether a property is within walking distance, it may become useful to ask how easy it is to reach the beach, town, or amenities comfortably without needing the car every day.

For many buyers, electric bikes and other forms of electric transport may quietly expand the range of areas and properties that they would be happy to live in.

It is always interesting to see how the way we think about things changes over a period of time, and this is just one more factor that we believe will come into account when people are deciding where they are happy to live. It might well, in the future, change how buyers think about Costa del Sol property within walking distance to the beach.
