What can you gain by moving back from the beach in Marbella?

One of the interesting things about the Marbella property market is just how dramatically value for money can change within just a few streets of the front line of the beach.

We recently wrote about whether or not frontline beach property always justified the premium price. We confirmed that, in our opinion, for some buyers it absolutely does, because waking up directly by the sea, hearing the waves and stepping straight out onto the sand is something very special. There will always be a strong demand for that lifestyle.

At the same time, it's also interesting to have a look at the options and value for money you can find just a short walk back from the beach.

This contemporary villa in Marbella is a good example. We are the first to say that six million euros is a lot of money, and this is obviously an expensive luxury property, but when you start comparing it with villas that are actually on the front line of the beach in Marbella, the conversation becomes quite interesting. Finding a villa of this size and specification directly on the beachfront would be difficult, and if you could find one, the price would almost certainly be dramatically higher.

This home offers six spacious en-suite bedrooms, together with a cinema room, gymnasium, sauna and a wine cellar. It features a heated saltwater swimming pool and also includes lift access to all levels, with sea views from the upper terraces and solarium. It is also within walking distance to some of Marbella's nice sandy beaches, together with the restaurants, beach clubs, and day-to-day amenities of Elviria and Marbesa.

For some buyers, it's fair to say that being directly on the sand would still outweigh everything else, but for others, having a newer home with more internal space, more privacy, better parking, and a stronger overall specification may actually contribute significantly more to their enjoyment of the property on a day-to-day basis.

There is no right or wrong answer, and this is one of the reasons the Marbella property market remains so interesting. Different buyers place value on totally different things, and this especially applies as you move towards the upper end of the market.

Some people will always prioritise the beachfront position. Others may decide that they would rather be one or two rows back from the sea and gain a very different level of comfort and practicality for the same money.
