Spain’s new official Notary property data portal offers access to real sale prices from notarial deeds across the country. It’s a step forward for transparency and a valuable tool for understanding genuine property values on the Costa del Sol.

Portal Estadístico del Notariado
An interesting innovation is the launch of Spain’s official Notary property data portal, and we’re pleased to report on what it means for us here on the Costa del Sol.
The Portal Estadístico del Notariado is a new official platform created by Spain’s Consejo General del Notariado to bring together verified information from the actual deeds of property sales across the country. For the first time, buyers, sellers, and professionals can see real property sale prices, not just the asking prices found on commercial portals.
This is a major step forward for transparency in the Spanish housing market. The new database includes over 170 million notarial documents, covering property sales, mortgages, and other real estate transactions. These are updated on a monthly basis, and the site allows searches by autonomous region, province, municipality, and even by neighbourhood, with filters for property type and square metres.
You can access the portal directly via the official website at https://penotariado.com/inmobiliario/. It is free to use and designed to make reliable market data available for everyone including public authorities, analysts, estate agents, and private individuals alike.
For those of us working in the Marbella and wider Costa del Sol market, this will be particularly interesting. Property values here often vary widely from area to area, and even between streets within the same urbanisation. Most online platforms currently rely on asking prices, which can differ significantly from the actual sale price. By contrast, the Notary Portal uses the price that was actually paid, based on the deed signed in front of the notary.
This represents a big change. Asking prices are often influenced by optimism, negotiation strategy, or the owner's individual expectations. Access to real sale prices tells us what the market truly supports. Over time, this information will provide a clearer and more realistic picture of how values move within specific areas of Andalucía, including Marbella, Benahavís, Estepona, Mijas Costa, and beyond.
However, as with all statistical data, these figures should be interpreted carefully. For example, two apartments in the same community with identical floor areas can have completely different values depending on their condition, orientation, and position within the building, not to mention the views. These are the subtleties that raw numbers can never capture.
Professional interpretation of this data remains essential. Statistics can show trends and patterns, but only experience and local knowledge can translate these figures into something meaningful for a specific property. Used together, data and expertise provide a balanced picture that combines transparency and common sense.
The Notary Portal also has practical value. It helps buyers understand what is normal for a given area and gives sellers a much more realistic view when setting their asking price. Hopefully, this will help prevent unrealistic expectations on both sides, leading to a more informed basis for decisions and smoother transactions.
For those who follow the market, the introduction of the portal adds a new layer of information and clarity. It complements the long-established reports produced by Spain’s Registrars, the INE (National Statistics Institute), and major valuation firms, but it differs by being based directly on legally binding sales deeds, rather than estimates, survey data, or, dare we say, wishful thinking.
In an international property market like the Costa del Sol, many transactions involve overseas buyers who may not be familiar with Spain’s market structures. This kind of reliable, official information helps build confidence. It’s another reminder that good decisions are made not by chasing headlines or averages, but by combining verified data with sound, experience-based advice.
Here at Michael Moon, we’ve always believed that reliable information and genuine personal guidance go hand in hand. The data provided by the Notary Portal offers a solid foundation, but it’s through interpretation, local understanding, and honest conversation that numbers become real, useful knowledge. After all our years of working on the Costa del Sol, we see this new tool as a positive development and one that will hopefully support a more transparent and better-informed property market for everyone.
