During the last 12 monts we have seen a noticeable change in the way in which the Marbella property market has been moving.
Due to greater economic stability in Europe, in comparison at least to the previous 10 years, fewer people are feeling the need to sell their Costa del Sol properties and as a direct result we are seeing fewer second hand villas and apartments coming on to the market. There are certainly fewer vendors who are under pressure to sell and this has seen a hardening in their willing ness to negotiate prices resulting in a more stable and predictable market.
Low interest rates has meant that investors with money are looking for potentially profitable projects into to which to invest their money. We see this a direct introduction into the fact that so many new developments on the Costa del Sol have been started in the last 12 months.
The market obviously has a hunger for these projects as the good ones are selling solidly and the best units tend to get reserved within a fairly short period of the initial launch.
It is easy to understand why a foreign buyer with no previous knowledge of the Spanish market or, indeed, life in Spain would gravitate towards buying new property. New property by definition is new and needs nothing doing to it. You buy new build in Marbella and all you have to do is choose your furniture and arrive with your suitcases to get the enjoyment from your new home. There is no decorating to organise, kitchens to refit or other projects that need you attention. Buyers are also exceptionally excited by the new design language that is being seen in the new build projects which are currently in the market in Marbella. Modern contemporary design with open spaces, oversized windows and allowing the inside and outside spaces to join into one are changing the look and feel of both off plan apartments and villas on the Costa del Sol. These days kitchens are open plan with clean and crisp design and the open plan kitchen is a great help in making even the standard size apartment feel so much larger.
Terraces are tending to be larger and are finished in most cases with glazed balustrades. These help to increase the feeling of space whilst at the same time making sure that you can make the most of the view.
